PHOBS Yield Manager

Yield Management is designed and developed with one single purpose – to allow hotels to incrase rates according to demand.

An alert feature can be set to generate e-mail warning at designated level of any type of available rooms at each hotel. This feature is built in to warn of increased demand and can be changed at any time.

Regardless of the alert feature, the yield manager allows easy rate changes on the level of any hotel or any room type at any period. To start using the yield manager, the user defines levels of rates from lowest to highest, as many levels as needed. Levels can be separated in amount or percentage.

At the setup stage, each level is named and color coded by the user for a better overview and easier management. At any time, new levels can be added, higher or lower, and any price level can be changed.

Once the yield manager is set up, the view of rate levels for the entire year will be graphically presented. On the screen on the left, for any hotel or any room type, rate changes are done either by one mouse click and drag, or by entering the level number by keyboard for any period.

All changes are automaticaly reflected on the own web page and also to all channels that user defines to be updated. Each channel can be included or excluded from the automatic rate update, depending on user's definition.
Each price level can have several rate plans (7=6 or any other) connected and grouped together so that changes in one price level affect changes of conditions in all grouped price lists. These connected rate plans can be related by percentage or fixed amount.

Each package that is made can be chosen to be related to or excluded from the yielding process. If the package has a fixed amount advertised in the media it has to be excluded from rate changes. If package is based on variable room rate and includes fixed services (wellness, food and beverage) the price will be changed with yielding.
